Landlord & Tenant Communications
We act as a go between for the Landlord and Tenant. Communicator, be available and approachable, negotiator, facilitator, organiser, contractor, money collector & mediator.
Properties For Rent Advertising
Advertise the Landlord's property for rent to find suitable tenant applicants on agreed mediums, website, internet websites, social media posts, referrals from database contacts.
Qualified Tenants
Complete tenant applications with authority to complete background, credit checks and security checks to find suitability for rental purposes.
Tenancy Agreements
Write the Tenancy Agreement for the Tenant so they know they have a new home for their family, and this will give security to the Landlord to know a qualified tenant has secured their property as their new home. We can discuss the options and responsibilities they hold as the Tenant and what it means to them.
Bond & Rental Administration
Collect the rent and bond on behalf of the Landlord. We make sure bonds are paid across to the Bond Centre for the Tenant S19.1 RTA 1986, this gives peace of mind to the Landlord to know that bond is paid.
Rental Property Inspections
Complete regular on site property written and photographic inspections between 1-3 monthly, each time for the life of the management and tenancy agreement.
Outgoings and Maintenance
We can pay the outgoings for the Landlords if they want this service including rates, water rates, and insurance. Arrange any repairs, and section maintenance if this needs to be done as part of the agreement between the parties to maintain the standard and value of the property.
Legislation Updates

Rental Payments
Collect the rent regulalry from the Tenants, and Pay the Landlord their income each month-end, in statement form with payment of rent by direct credit to their nominated bank account.
Rental Appraisals and Advice
Assist with rent appraisals, experts and advisers, property valuations, sales advise when required by the Landlord.
